Commercial real estate research firm RealtyRates. com reports overall cap rate indices declined during the 2nd Quarter, 2003 for all income-producing property types except Healthcare and Senior Housing

BRADENTON, FL (PRWEB) August 3, 2003 Largely reflecting a drop in Treasury rates to which most commercial real estate mortgages are indexed, composite overall capitalization rate (OAR) indices decreased during the 2nd Quarter for all but one of the 11 property categories tracked as part of the RealtyRates. com Investor Survey.

Decreases in some lender spreads (but sans corresponding decreases in debt coverage ratios), were also noted with regard to some property categories, as were a widening of equity dividend spreads with minimums declining somewhat.

The composite average OAR index for all property categories decreased 28 basis points or 2.6% from 10.82% in the 1st Quarter of 2003 to 10.54% in the 2nd Quarter. The most dramatic decrease was recorded by the volatile Special Purpose sector, down a full 111 basis points after a 138 point gain in the 1st Quarter. It was followed by the Office and Restaurant sectors with 57 and 48 point declines, respectively. 

The smallest decrease was recorded by the Lodging sector with a 20 basis point decline, followed by the Industrial and Mobile Home/RV Park-Campground sectors, both of which dropped 31 basis points.

The nearly across-the-board decrease in OAR indices continues the quarterly roller coaster pattern that appears to be largely a function of the Federal Reserve's manipulation of interest rates, as the OAR index for all property types has actually remained relatively stable in the 10.32% to 10.89% range for 2½ years.

As to the 43 basis point increase noted for the Healthcare/Senior Housing sector, this is viewed as an overdue correction that RealtyRates. com analysts surmised from considerable recent anecdotal evidence and that is now confirmed by the data.

Overall capitalization rates reflect the relationship between a property's net operating income and sale price or value. As such, cap rates are widely utilized in the real estate industry to both measure a property's performance as well as estimate its value or probable selling price.

The last thing I wanted to do was hassle with installing the antenna outside. So I set the antenna on the windowsill and aimed it toward the sky. I activated the account online, and in seconds the service kicked in. I went into the receiver's menu and set the built in wireless FM transmitter to a desired signal (88.1 FM). Then I turned on a radio in the next room, and tuned it to 88.1 FM. Sure enough, it worked flawlessly and I’ve been listening to Sirius ever since. I can pick up the signal on every radio in our building and it sounds way better than the signals we get from most of our local stations,” says Perry.

Although Perry chose Sirius especially for Howard Stern, he admits the programming has something for everyone.

“The first station I turned to was Howard Stern’s channel 100. Even though Howard won’t be on until January, they’re already broadcasting and the content is compelling to say the least. Stern 100 News is a winner and I can’t wait until the man himself is on in January. But there’s a lot more than Stern on Sirius. I was blown away by the variety and quality of the programming. Until you actually listen to satellite radio, you can’t truly experience the depth of the concept. I went from Rap -- to Punk -- to Alternative -- to Canadian Hip Hop - to Comedy -- to Sports -- to Talk -- to a channel that plays nothing but the Rolling Stones 24/7. Within minutes of scanning the universe, I was positive this is the most innovative and promising communications medium since the internet. That’s why we’ve started a new company to promote and protect the business of satellite radio,” adds Perry.

Perry’s company, Intellectual Property Developers (IPD) is creating a new web porthole dedicated to satellite radio. In late January, the company plans on launching Satradiozone to promote the latest on industry news, programming and equipment. IPD also plans on developing deals with satellite content distributors to feature promotional podcast snippets from select programming.

“It’s all about promotion. Here you have a great service, but because it’s so new, a lot of people are scared to make the jump. And for new subscribers, it’s a big unniverse out there, and listeners are going to need guidance as to what’s on and what’s worth listening to. As the industry grows, the shows and stations will be competing for listeners. If nobody knows a station exists, how can they listen? At Satradiozone people can sample shows, and read the latest about radio celebrities and programming. We’ll also be selling ad space to programmers, retailers and distributors. As Mercy College celebrates its 60-year anniversary, it is proud to announce that enrollment for the 2010-2011 school year is the highest in the college’s history. Total enrollment has grown to more than 10,000 undergraduate and graduate students. This year’s enrollment also includes Mercy’s highest number of full-time, first-time freshman, as well as the largest number of Honors students, more than doubling last year’s incoming Honors class.

“Mercy College is thrilled to have such a promising student body and is looking forward to what is sure to be a rewarding and successful school year,” said Mercy College President, Kimberly R. Cline. “Our historic enrollment numbers are really the icing on the cake for the fall semester at Mercy, which has gotten off to an overwhelmingly successful start—from move-in day all the way up to campus facility improvements.”

The Mercy College team has been hard at work during the summer months to streamline the move-in process and update campus facilities to accommodate the class of 2014, and ensure a wonderful start to the year. Move-in day was a hit with both parents and students as this year’s procedures were updated to include a special Express Drop-Off feature, allowing many students to drop-off and leave belongings in their rooms early. This helped ease congestion and simplified the move-in process entirely. An informal survey of more than 200 students and parents conducted by Mercy found that, on a scale of 1-10 (10 being the best), the move-in experience received an average rating of 9.16.

Response to renovations on the Dobbs Ferry campus has been just as positive. The cafeteria has been completely renovated and an exciting new addition of a quiet study space in the library has been well received by students and faculty alike. Junior Jaclyn Turturro said, “I really like the quiet area, this is my first time here this semester and I will be coming here a lot because it is a nice and quiet study-area.” Students are also looking forward to enjoying the brand new cafeteria as well as the updated menu.

Executive Dean for Student Services and Leadership, Bill Martinov, who was in charge of the move-in and heads Mercy College’s innovative PACT (Personalized Achievement Contract) Mentor Program, announced that more than 90% of eligible freshmen are participating in PACT. “With the success of fall enrollment, move-in day and PACT participation, the 2010-2011 school year is off to a great start,” said Martinov. Librarian of Congress Appoints W. S. Merwin Poet Laureate

Librarian of Congress James H. Billington today announced the appointment of W. S. Merwin as the Library’s 17th Poet Laureate Consultant in Poetry for 2010-2011.

Librarian of Congress James H. Billington today announced the appointment of W. S. Merwin as the Library’s 17th Poet Laureate Consultant in Poetry for 2010-2011.

Merwin will take up his duties in the fall, opening the Library’s annual literary series on Oct. 25 with a reading of his work.

“William Merwin’s poems are often profound and, at the same time, accessible to a vast audience,” Billington said. “He leads us upstream from the flow of everyday things in life to half-hidden headwaters of wisdom about life itself. In his poem ‘Heartland,’ Merwin seems to suggest that a land of the heart within us might help map the heartland beyond—and that this ‘map’ might be rediscovered in something like a library, where ‘it survived beyond/ what could be known at the time/ in its archaic/ untaught language/ that brings the bees to the rosemary.’”

William Stanley Merwin succeeds Kay Ryan as Poet Laureate and joins a long line of distinguished poets who have served in the position, including Charles Simic, Donald Hall, Ted Kooser, Louise Glück, Billy Collins, Stanley Kunitz, Robert Pinsky, Robert Hass, Rita Dove and Richard Wilbur.

During a 60-year writing career, Merwin has received nearly every major literary award. He is a two-time winner of the Pulitzer Prize, just recently in 2009 for “The Shadow of Sirius” and in 1971 for “The Carrier of Ladders.” In 2006, he won the Rebekah Johnson Bobbitt Prize from the Library of Congress for “Present Company.” His retrospective collection “Migration: New and Selected Poems” won the 2005 National Book Award for poetry.

Born in 1927, Merwin showed an early interest in language and music, writing hymns for his father, a Presbyterian minister. He studied poetry at Princeton and, in 1952, his first book, “A Mask for Janus,” was selected by W. H. Auden for the Yale Series of Younger Poets Award.

The author of more than 30 books of poetry and prose, Merwin’s influence on American poetry is profound. Often noted by critics is his decision, in the 1960s, to relinquish the use of punctuation. “I had come to feel that punctuation stapled the poems to the page,” Merwin wrote in his introduction to “The Second Four Books of Poems.” “Whereas I wanted the poems to evoke the spoken language, and wanted the hearing of them to be essential to taking them in.”

Merwin also has been long dedicated to translating poetry and plays from a wide array of languages, including Spanish and French. “I started translating partly as a discipline, hoping that the process might help me to learn to write.”

In 1976, Merwin moved to Hawaii, where he and his wife Paula have fashioned a quiet life in beautiful, natural surroundings. An avid gardener, he has raised endangered palm trees on land that used to be a pineapple plantation.

“Although his poems often deal with simple everyday things, there is a nourishing quality about them that makes readers want more, “said Patricia Gray, head of the Library’s Poetry and Literature Center. “Like William Wordsworth, he is passionately interested in the natural world.”

From 1999 to 2000, while Robert Pinsky served as Poet Laureate, Merwin along with Rita Dove and Louise Glück were named as Special Bicentennial Consultants in Poetry to help celebrate the Library’s bicentennial.

Merwin’s many honors also include the Bollingen Prize in Poetry, the Tanning Prize for Poetry, the Ruth Lilly Poetry Prize, the Wallace Stevens Award, the PEN Translation Prize, the Aiken Taylor Award for Modern American Poetry, and the Governor’s Award for Literature of the State of Hawaii. He has received a Ford Foundation grant and fellowships from the Academy of American Poets, the Guggenheim Foundation, the National Endowment for the Arts and the Rockefeller Foundation. Merwin is a former chancellor of the Academy of American Poets.

Background of the Laureateship
The Poet Laureate is selected for a one-year term by the Librarian of Congress. The choice is based on poetic merit alone and has included a wide variety of poetic styles.
The Library keeps to a minimum the specific duties required of the Poet Laureate, who opens the literary season in October and closes it in May. Laureates, in recent years, have initiated poetry projects that broaden the audiences for poetry.

Kay Ryan launched “Poetry for the Mind’s Joy” in 2009-2010, a project that focused on the poetry being written by community-college students. Earlier, Rita Dove brought a program of poetry and jazz to the Library’s literary series, along with a reading by young Crow Indian poets and a two-day conference titled “Oil on the Waters: The Black Diaspora,” featuring panel discussions, readings and music. Robert Hass sponsored a major conference on nature writing called “Watershed,” which continues today as a national poetry competition for elementary - and high-school students, titled “River of Words.” Robert Pinsky initiated his Favorite Poem Project, which energized a nation of poetry readers to share their favorite poems in readings across the country and in audio and video recordings. Billy Collins instituted the website Poetry180, www. loc. gov/poetry/180 (http://www. loc. gov/poetry/180), which brought a poem a day into every high-school classroom in all parts of the country via the central announcement system.

More recently, Ted Kooser created a free weekly newspaper column, at www. americanlifeinpoetry. org, that features a brief poem by a contemporary American poet and an introduction to the poem by Kooser. Donald Hall participated in the first-ever joint poetry readings of the U. S. Poet Laureate and British Poet Laureate Andrew Motion in a program called “Poetry Across the Atlantic,” also sponsored by the Poetry Foundation. The Library of Congress’ Poetry and Literature Center is the home of the Poet Laureate Consultant in Poetry, a position that has existed since 1936, when Archer M. The 2003 VICIOUS GIRL Swimsuit Model Search is open to women age 18 to 35 years old with proper identification and those are a size eight or less. Vicious Entertainment & Management will mentor the models about self-love, courage, confidence, healthy living and goal setting. Participants are required to pay a one-time $25 registration fee and do not need a portfolio.

Half of the proceeds from the sale of the 2003 VICIOUS GIRL Swimsuit Calendar will be donated to an undetermined charity that will be chosen by the end of June 2002.

Two moms, from opposite ends of the country, who have yet to meet, are answering the call to action against brain tumors, with an astounding "yes".

In light of President Obama's national call to volunteer, companies and organizations around the country are encouraging community service. The Entertainment Industry Foundation, for example, has launched its new "iParticipate" campaign to inspire a new era of volunteerism, and other notable companies such as Disney, with their "Give a Day, Get a Disney Day" program, are set out to make service a part of everyday life. But with a weak economy and everyone fending for themselves, will these valiant campaigns mobilize a nation? Will individuals be compelled to take action and work together in these tough times? Two moms, working together in the name of hope who have yet to meet in person, have said "yes".

Lisa Millar of Ashburn, VA and Melissa Culp of Tustin, CA are moms on a mission. With five children between them (ranging in age from 5 months to 11 years of age), and from opposites ends of the country, these two women have united around the cause of fighting brain cancer. In between being wife and mom, cooking, cleaning and shuttling children from place to place, both women spend much of their free time finding ways to help raise awareness and money for cancer and brain tumor research. Millar and Culp met through the Heroes of Hope Grey Ribbon Crusade (www. greyribboncrusade. org), established to unite individuals and non-profit organizations in the brain cancer community. Together they are spearheading the Grey Ribbon Crusade's Heroes of Hope Race for Research. This year's race, sponsored by the Style Network, is a 5K/10K and Kid's Fun Run taking place Sunday, November 8th at Dockweiler State Beach in Los Angeles, CA.

According to the National Cancer Institute and American Brain Tumor Association statistics, brain tumors are the leading cause of solid tumor death in children and the second leading cause of cancer death in men under the age of thirty-nine. Proceeds from the Race for Research will directly fund pediatric and adult brain tumor research being done by Dr. Linda Liau's team at UCLA's Department of Neurosurgery, and Dr. Jonathan Finlay's team at Children's Hospital Los Angeles.

Millar founded the Brad Kaminsky Foundation for Brain Tumor Research (tbkf. org), named for her brother who died from brain cancer before his 30th birthday. On what compels her to volunteer her time, Millar says, "It is quite challenging trying to work out details of the event with a three hour time difference while coordinating the schedules of two busy moms who also both hold part time paying jobs. However, the end result stays clearly imprinted in our minds as we know we are contributing to a much bigger picture that will ultimately help others and end a horrific disease. I also hope to instill the need for volunteering and providing service to others in my children." Culp is the President of Kaleidoscope Event Services and Chief Marketing Officer for the CEVAN Louie Foundation (www. cevanlouiefoundation. com), founded in memory of the late Cheryl Fernandez Louie, who lost her 18-month battle with brain cancer last year after having been diagnosed with stage IV brain cancer at seven months pregnant. Today, the average woman is size 14 and considered full figured. Every day we are slammed with images of pale, ribs showing movie stars and supermodels.

They try to tell us that skinny is beautiful, sexy and desirable. Boy, are they wrong. Ask an average man and he’ll tell you that he prefers his woman with curves and substance.

Have you ever noticed how many of these super skinny women are actually smiling. I mean real smiles that come from within not that fake “I’m so happy because I’m skinny” smile.

The truth is skinny is not beautiful nor sexy – healthy and confident is beautiful and sexy.

The other day I noticed in one of the many Tabloid magazines picture of Beyonce. She looked absolutely ravishing, healthy and truly happy. Underneath the picture was a tiny article in which she was called Full Figured. Image that, Beyonce is full figured. So if she’s considered full figured what that makes us, women over size 16?

It makes us above average and we’re proud of it. Let’s look at the actual meaning for ABOVE AVERAGE – “in a higher place”, “on top of” or my personal favorite “better or more than”.

Yes, we are not average, we are healthier and happier. We have better self-esteem, we are more giving, nurturing and loving and we are tired of some people feeling sorry for us.

Don’t underestimate us, we just have it all. Best of all, we know how to have fun and how to laugh aloud. When we go to a restaurant we don’t have to split a salad, we will order what we want and when we want it. And guess what? We don’t even feel guilty afterwards.

We’ve been prosecuted by the fashion industry for way too long. I’m happy to report that more and more designers and manufacturers are realizing that we’re here, we’re beautiful and we’re tired to dress like bag ladies.

Few years ago, there was almost no selection of clothing for full figured women. And if there was something available we were penalized by paying more. Really, how much more fabric and work it took for the manufacturer to make clothing articles a little bit larger. They knew that we’re desperate and that we’ll pay more just to have some selection and color in our closets.

It makes me sad that some designers and manufacturers still try to make bigger profits on us above average women. Times are changing and the clothing selection and fair prices are available for all women equally.

Above average woman has a lot of choices these days. If we’re looking for a cute top, designer pair of jeans or a beautiful and sexy lingerie it’s there for us. Charities Aid Foundation and eGrants. org join a growing list of organizations in support of DotOrg FoundationÂ’s validation concepts

C. – August 16, 2002 – The DotOrg Foundation, one of 11 applicants in the ICANN process to select a. org domain registry manager, has added Charities Aid Foundation (CAF) and eGrants. org as supporters for its validation concepts. CAF, a British-based charity with more than 75 years of experience and a global network spanning five continents, is committed to increasing the resources of charities worldwide while helping individual and corporate donors maximize their generosity. eGrants. org is a nonprofit organization created by the Tides Foundation in San Francisco to help nonprofit groups use the Internet effectively to increase resources for positive social change and environmental sustainability.

In its bid to operate the. org registry, the DotOrg Foundation has proposed to facilitate the validation of non-commercial organizations around the world. Marshall Strauss, president of the DotOrg Foundation, welcomed letters from these and other organizations, which can be viewed at www. dotorgfoundation. org under “What’s New.”

Strauss noted, “We are delighted that CAF and eGrants. org have joined a growing list of nonprofit community leaders who have endorsed the validation concepts we submitted to ICANN. Civil rights groups, faith-based organizations, charitable foundations and many other organizations increasingly use the web to reach out to donors and volunteers. § Charity Navigator, a leading U. S. validator providing information on more than eleven hundred charities and evaluating the financial health of each

§ CanadaHelps, a nonprofit organization designed to facilitate the transfer of technology to CanadaÂ’s 78,000+ charities

§ World Reach (the Charity Giving Station), whose mission is to help companies help the world through corporate philanthropy initiatives

§ Habitat for Humanity Canada, an independent, charitable, faith-based housing program.

(PRWEB) Feb. 13, 2009―Preparing future scientists in fields from art history to pharmaceuticals, Concordia University Chicago (http://www. cuchicago. edu/) is enrolling students for Fall 2009 in a new Applied Microscopy program in partnership with the internationally renowned College of Microscopy (http://www. collegeofmicroscopy. com/), the education division of The McCrone Group (http://www. mccrone. com/), Westmont, Illinois.

The Concordia/College of Microscopy Applied Microscopy program is among the first dedicated Bachelor of Science microscopy programs in the nation, and the first to combine the resources of a comprehensive liberal arts university and an international leader in microscopy.

Applied microscopy encompasses the use of light microscopy, electron microscopy, infrared and Raman spectroscopy, sample preparation and small-particle handling to solve problems and analyze or build materials on a nearly sub-atomic scale.

Technological advances across all disciplines have increased the need for applied microscopy for virtually all industries that rely on small particle identification and analysis: environmental and ecological sciences, materials engineering, forensic science, homeland security, public health and safety, art and archaeology, chemical and contamination identification, nanotechnology, manufacturing and many others.

"Traditionally, employers seeking microscopists hire candidates with Bachelor of Science degrees in chemistry, physics or another natural science," said Anita Briedis-Bilsens, Ph. D., chair of the Department of Natural Sciences at Concordia. "In the coming years, graduates with a Bachelor of Science specifically in applied microscopy will have an edge in securing those positions."

"It is among the highest-demand degrees out there," said Michael Whiteside, Ph. D., Concordia assistant professor of molecular biology who helped develop the program. "If you are studying the sciences, microscopy is one of the best degrees to ensure work right out of school, whether it is at a crime lab or in any number of high-tech fields."

"The Concordia/College of Microscopy partnership will enable microscopy students to learn much more than they ever could in a traditional college program," College of Microscopy Dean, Chuck Zona said.

"Learning in an actual laboratory environment at the College of Microscopy will enable students to develop sophisticated skill sets to complement their Concordia classroom experiences. Being a team member with scientists working at the forefront in solving materials problems allows the student to hit the ground running when they start their career," said Zona.

Applied Microscopy majors at Concordia will complete three years of required courses in general, organic and analytical chemistry; biology; forensic science; instrumental analysis; calculus and physics. The rigorous coursework will prepare them for their final two semesters taking classes with world-class scientists and microscopy educators at the College of Microscopy in Westmont, Illinois.

Internationally known for its state-of-the-art laboratories and work in small-particle identification and analysis, the College of Microscopy provides highly specialized training for scientists, crime lab personnel, researchers, educators and technicians from around the world.

At the College's new 40,000-square-foot learning center, Concordia students will take highly specialized microscopy coursework in infrared, Raman, polarized light, scanning electron and transmission electron microscopy. Courses also cover particle isolation and manipulation, and optical crystallography techniques.

Students will use the latest microscopy technology and instrumentation. They will interact with scientists with years of cutting edge industry experience, some of whom have analyzed the authenticity of the "Gospel of Judas" and world-famous works of art; solved technical material issues with NASA astronaut space suits; examined whether particles from artificial hip implants impact organ functions when the implant loosens or corrodes; and, much more.

In addition to the Applied Microscopy Bachelor of Science degree, Concordia and the College of Microscopy also offer a microscopy minor. The minor is designed to prepare students in other fields for jobs in fast-growing but highly specialized scientific sectors. For example, a business management degree and microscopy minor prepares a graduate for administrative, business and marketing positions in science-based government agencies or the private sector.
